There may be some basic assumptions that Hilo real estate in Hawaii is expensive. Certainly, factors such as location and view play into the price of land, and you aren't likely to get the same square footage for the price that you would get in some parts of the United States Midwest, for instance. But homes in Hawaii aren't always offered at outlandish prices; there are some more reasonable offerings, especially on the big island of Hawaii.
For instance, it's not unusual to find a fairly decent home below $200,000 when you are searching for real estate in Hilo. In that price range, homes are generally less than 1000 square feet in size, and generally, real estate that falls much below that mark will require some work. But for many folks, homes do not necessarily need to have large square footage because in a tropical climate, people generally spend most of their time outside. In Hilo, it's noticeable that many properties are smaller, suggesting the fact that indoor space isn't truly an issue.
Of course, if you like or need more square footage, it is available, for generally the same rate per square foot throughout the Hilo real estate market. In Hilo, if you want to double the square footage of the real estate, plan on doubling the price as a rule of thumb. Hilo, just like any other area inHawaii, is abundant with sprawling homes that offer spectacular views - of course, causing you millions of dollars. The great news is, there is no need to spend millions of dollars just to benefit from a decent view. In California for instance, there are places that offer no view at all, but would cost you tons of money.
As with anything else, there are exemptions to the rule. There are several larger properties below $150,000 (let the buyer beware). And on the other extreme, there are some properties whose primary selling point is the view itself. If you like, you can spend more than $1 million for a 1 bedroom cottage set on 6 acres of paradise.
The point is that Hilo real estate is not as unaffordable as you might think. Even though Hawaii is a hot tourist spot with lots of prime land, the fact is, there are lots of people in Hawaii who simply live and work there, just like anywhere else, and they do not have to live in slums. At decent prices, decent property is available in all of the fabulous island of Hawaii.
